Yeah alright I'll concede on the end of The Terrace, and on Willis once you get past Chews Lane (plus I'll throw in Willis Lane). But that still leaves the Lambton Quay/Featherston/Waterfront - the bulk of the CBD inc the Golden Mile - which is pretty dire. Specifically at the low end...

The artist in a cramped lean-to bedroom, seated at a dressing table, being pestered by many biting sandflies. The accompanying text comments on the inadequacies of the accommodation, including the fact that the window had not been opened for months and the quantities of sandflies.
