How would you feel about rent stabilization (rent increases limited to inflation) on buildings older than, say 50-70 years? I'm in the northeast where housing is stupid old and expensive. But I guess my apartment also has double-paned windows from a renovation that's disincentivized by that idea 🤷♂️

For example, I contribute to the housing crisis by staying in what should be inexpensive housing (one floor of a 100 year old 4-decker) for close to a decade, despite my family income increasing, because it takes so long to save up a down payment for a condo.
A slight tangent, but I'll mention that filtering (old housing becoming inexpensive as it ages) is much slower or virtually non-existent in expensive cities that don't build new housing (luxury or otherwise).

Yeah, my brother is the target market for Tesla - disposable income, into tech and the environment somewhat. He bought an early model 3, was a big fan (+/- the reliability/maintenance headaches), but probably wasn't like "this guy is an dumbass" until around the Twitter acquisition.
