JFC, the number of people I've seen saying you need to check if a property is in a flood zone before you buy and, my friends, I can tell you from experience that the Iowa Flood of 2008 did not give a shit if your house was in a flood zone. Everyone got fucked in that flood.
We are at the point where it will be hard to predict where exactly weather and flooding will hit. Remember, we only have 150 years or so of good records in any case, and those are useless in the face of climate change. We are all vulnerable now. All bets are off. 1000 year rain every 10 years now? 🤷♀️

In 2013 many homes and businesses in Manitou Springs, Colorado were damaged by flooding after the Waldo Canyon fire. I guess 7000+ feet in elevation won't work for those ghouls either.
My brother and his wife live in Boone. Like seriously in the mountains. Nowhere near where a hurricane ever goes. We haven't been able to reach them and there's been so much flooding in Boone. Just hoping they're fine and it's just the cell towers being down/overwhelmed.
