All that said suburban MD north of DC (but not east and I'm sure there's absolutely no obvious reason why there's a diff in policy) is like ground zero for NIMBYs, dumbos crying about their kids and grandkids moving, and a shit ton of covenants still on deeds. Every region has diff concerns.

Building in a flood zone like 9th Ward (Katrina) in New Orleans or down the street from me is a disaster. Tryhard housing first orgs keep suggesting replacing the useless park with housing and everyone tells them they're dumb and even King Canute/Barry could stop housing flooding for decades.
