Well, yeah. Developers want 120% AMI rents and there aren't enough people who will pay that for a rental. All the amenities in the world won't tempt them in. At that level AMI people can afford to own.
It does, but filtering happens pretty quick. My building is less than ten years old and is already down to 80-100% AMI rents, which seems to be what the overall market can bear. That's why I asked about what is reasonable.
What's your definition of reasonably priced housing? Are we talking ownership or rental? What size housing? Because this is definitely a for-sale market problem, but rental is more complex.
