Singular solutions aren't the way forward but an 80% solution works more often. We know what don't build gets us. No one's dying in most cities north of Richmond from a triplex or an apartment building.

All that said suburban MD north of DC (but not east and I'm sure there's absolutely no obvious reason why there's a diff in policy) is like ground zero for NIMBYs, dumbos crying about their kids and grandkids moving, and a shit ton of covenants still on deeds. Every region has diff concerns.
