You're right, I was, I guess I'm just assuming low due to how it seems like its going to lose quite a bit of strength once it makes landfall. If it remains destructive thru to Orlando then it'll probably be close to your estimate though. As for Helene the most reliable estimates I see are 30-40.
But the storm surge is predicted at 15 feet plus in some places. 😱😣
I saw those too, but estimates seem to being revised up due to the amount on uninsured flood loss.

It's not Ian that makes this storm scary for me... it was Irma. It is very hard to do major restorations when there are no light hit areas to pull resources from, which is what happened in the Irma restoration. I expect this to be similar, but possibly worse.
